When the Pendry Residences West Hollywood opened in 2020, it quickly became one of the buzziest branded condo properties in all of Los Angeles. While L.A. is better known for its sprawling estates and palatial mansions, new ultra-luxe condo developments—especially branded residences tied to premium hotels—offer turnkey, white-glove service for individuals who want a no-fuss living experience, whether it’s their second, third, or fourth home.

Pendry appeals for its intimate scheme with just 40 private residences set on one of the most coveted parts of Sunset Boulevard, within walking distance to some of the area’s most sought-after dining spots, galleries, boutiques, and nightlife options. Residents also have priority access to all of the services and amenities of the adjacent Pendry Hotel West Hollywood.

Now, there are just two remaining penthouses available, including the two-story Penthouse Terrace Estate 803, listed for $8.7 million. The sun-filled unit measures 2,827 square feet with three bedrooms, three full bathrooms, and one powder room. There’s another 2,900 square feet of private outdoor space, including a rooftop terrace that’s larger than most L.A. backyards, with panoramic views of the Hollywood Hills, the downtown skyline, and the L.A. Basin.

The residences were designed by EYRC Architects with interiors by renowned celebrity designer Martin Brudnizki. Residence 803 has additionally been newly staged to feature the Pantone Color of the Year (Pantone 17-1230 Mocha Mousse) with furnishings from Vesta.

A private elevator opens to the lower-level great room, which features a lounge, a dining area, and the kitchen. There are high ceilings, wide-plank wood floors, and plenty of natural light. Glass pocket doors slide open to a 29-foot-long terrace for a seamless indoor-outdoor flow.

The large chef’s kitchen is a gourmand’s dream with a Calacatta Borghini marble island, state-of-the-art appliances from Sub-Zero and Wolf, and sleek dark wood cabinetry. All three bedrooms are located on the main level, including the primary bedroom, which is complete with a Poliform walk-in closet and a bathroom with Arabescato Cervaiole marble.

You can take the stairs or the elevator to the ultimate rooftop entertaining deck. There are several places to lounge around and have a bite, as well as a city-view hot tub, an outdoor kitchen, and a fire pit. Thoughtfully chosen and carefully positioned trees and plants add a sense of intimacy and privacy, and by night, the city is laid out like a glittery carpet in front of you.

Pendry’s other available penthouse, Residence 804, is also available, with a price of $20 million. Amenities at the Pendry Hotel include a new Wolfgang Puck restaurant, the Spa Pendry, a comprehensive fitness center, and a live music venue.
