    Those who have their eyes—and wallets—attuned to sustainability may consider snapping up a brand-new condo in New York’s Vita building.

    The Hudson Yards project, which officially launched sales this week, is the largest Passive House development ever built in the Big Apple, and its two towers contain a total of 121 residences, ranging from one-bedroom to three-bedroom layouts and starting at $1.3 million. Represented by the Eklund Gomes team at Douglas Elliman, the building’s first closings are expected this fall.

    The primary bathrooms have marble walls and radiant heated floors.

    “Vita is unlike anything experienced to date in the New York City market,” John Gomes, a co-founder of Eklund Gomes, said in a statement. “This is a project that doesn’t just raise the bar—it completely redefines what it means to live well in the city. The seamless incorporation of Passive House principles alongside beautifully curated interiors and amenities illustrate why Vita is the future of luxury living.”

    ZD Jasper Realty, the developer behind the project, worked with the Brooklyn-based architecture firm Archimaera to design the buildings. Their curving facades are meant to break with much of the city’s more angular structures; with rounded corner window walls and textural finishes that add movement to buildings, the towers will stand out among many of the more aggressively pointy skyscrapers that dot the landscape.

    To achieve the coveted Passive House certification, Archimaera designed Vita to have an airtight envelope with continuous insulation and curved, triple-glazed, high-performance windows. These features reduce energy consumption by up to 90 percent and create a higher level of indoor air quality plus noise insulation—key when you live on what very well could be the world’s busiest and loudest island.

    You can dine alfresco on one of two communal rooftop terraces equipped with outdoor kitchens.

    INC Architecture & Design handled the interiors and has decked out the residences with natural materials like European white oak flooring and Fusion Blue Quartzite natural stone countertops. Primary bathrooms feature Grigio Trambiserra marble walls and dual-tone Bardiglio Versilia radiant heated floors.

    A building’s suite of resident perks can sway potential buyers and Vita doesn’t skimp in that department. There’s a lounge with an entertaining kitchen, a fitness studio with Technogym cardio and strength-training equipment, and a spa with a steam room and sauna. A virtual lounge comes equipped with a golf simulator, and two separate rooftop areas each have an outdoor kitchen, lounge seating, and sweeping views of the Manhattan skyline.
