    For the largest country in North America, Canada has long been surprisingly lacking in ultra-luxury residential offerings. Toronto’s most prestigious neighborhood is about to change that with the arrival of 138 Yorkville, the city’s (and arguably the country’s) most luxurious residential development to date. The project is set to mark a new standard for high-end living in Canada — and signals Toronto’s new standing as a global hotspot for the world’s elite. 

    Located in Toronto’s Annex neighborhood, the new development rises 29 stories above a dynamic landscape, lined with Victorian and Edwardian-era homes and mansions. It also borders the University of Toronto and is popular with the city’s highly educated population. Cobblestone streets housing small, independent businesses give way to chic boutiques, five-star hotels, and world-class restaurants located on Bloor-Yorkville, also known as “Mink Mile”. The location is highly sought after, hosting a deep inventory of both historic and modern homes that adapt to its residents’ eclectic tastes.

    138 Yorkville itself is a collaboration between industry leaders First Capital Realty Inc., Greybrook Realty Partners, and Cityzen, bringing sartorial elegance and boutique chic to Toronto’s ultra high-end real estate market. The exclusive tower will feature 65 residences, starting at CAD 10 million (approximately $7.5 million), including the so-called “Super Penthouse,” a 19,700-sq-ft masterpiece that will span two stories and have a private rooftop. With features like 12-ft ceilings, floor-to-ceiling windows, and 360-degree views, this is luxury on a scale few properties can match. Bespoke touches to the penthouse suite include an indoor zen garden, a private library, a state-of-the-art theatre, and a rooftop infinity pool with an outdoor summer kitchen.

    Designed by Brian Brisbin of BBB Architects, the limestone and bronze exterior exudes modern elegance with nods to local heritage through its preserved podium façade. Yet its upper floors maintain a sense of light and openness. An architectural visionary, Brisbin seamlessly integrates structure and nature into his biophilic design. Grand terraces throughout the tower will be adorned with over 100 trees and abundant greenery, echoing the tree-lined streets of the neighborhood below.

    Inside 138 Yorkville, Alessandro Munge of Munge Studios brings style and sophistication to each residence with three customization schemes that offer a personal touch for each prospective owner.  Inspired by its diverse residents and their extraordinary belongings, Munge wishes for this new project to “evoke the quiet confidence of a tailored suit and the detailed elegance of a couture gown”. Textures, materials, and lighting have been thoughtfully curated to create an immersive, tactile experience. Softly illuminated spaces balance dynamic lines with gentle curves, creating interiors that feel both modern and enduring.

    Moreover, the development promises a selection of high-end amenities set to rival the world’s most exclusive private clubs. Full details are yet to be disclosed, but developers have hinted at chauffeured house car service, wellness and spa facilities, and communal social and entertainment spaces.

    With completion expected for 2028, 138 Yorkville will be Canada’s premier ultra-luxury residential tower.
