Stars like Mick Jagger and Tom Hanks have spent holidays in Turkey’s coastal city of Bodrum. The popular, sun-soaked destination is beloved for its turquoise waters, ancient ruins, and lively nightlife options and also offers a range of options for putting down roots, from charming courtyard houses to elaborate villas. The Italian fashion house Bulgari is jumping into the mix, thanks to a branded resort and residential project that just unveiled the first mansion completed in the stylish development.

Set on a private peninsula, next to the LVMH-owned fashion house’s forthcoming 11th branded resort, the seafront home was designed by Antonio Citterio of Milan-based architectural firm ACPV Architects. It is the first of 101 hillside and waterfront mansions to be revealed in the Bulgari Resort & Mansions Bodrum complex that spreads across 68 hectares (about 170 acres). A leading Turkish conglomerate, AHEN, is developing the project and expects to open the resort’s doors in 2027.

Expressions of interest for the mansions, which range from about 9,100 square feet to more than 30,000 square feet, are now being accepted, followed by a strict selection process leading to formal sales. Prices run €20 to €60 million ($23.5 to $70.4 million) for three- to six-bedroom accommodations.

“This exclusive residential offering marries Italian elegance with Mediterranean heritage,” press materials claim, and sustainability was core to every detail. The first complete residence showcases this commitment via a slate of natural materials like sandstone along the facade and locally sourced Denizli travertine indoors.

The expansive entrance hall, like the lobby of a tropical resort, provides a breathtaking view of the sea beyond towering glass walls ahead. A travertine marble staircase winds down to the main living area, where a fireplace is suspended from the double-height ceiling, and a library area at the back of the space sports a full wall of display shelves. The formal dining room seats at least a dozen under an atom-like bubble-glass light fixture, while the Italian furniture brand Molteni&C designed the kitchen with Brutalist vibes. Meanwhile, rolling hillsides appear ghostly in the distance from the sea-view primary suite, and its marble-laced bathroom and wood-paneled walk-in closet are equally stellar.

A Technogym-equipped fitness room and massage room set next to an atrium are additional perks. Beyond the 52-foot infinity pool and a dining and lounging terrace with a fireplace, the gardens stretch down toward a private beach.

The mansions are being sold unfurnished, but lighting from Flos, FontanaArte, and Aggio was selected to complement the staged decor by brands that include Maxalto, B&B Italia, and Flexform. Carpets by Altai and a curated selection of Turkish contemporary artworks by talents like Mübin Orhon and Ergin İnan also give the modern six-bedroom home sophistication and character.

Bespoke property management service is provided to mansion owners, who also gain access to the Bulgari Resort Bodrum’s amenities. These include Japanese and Mediterranean restaurants, plus beachfront dining at La Spiaggia and seats at the iconic Bulgari Bar. Two private beach clubs and a sea-view amphitheater for live events add to the entertainment options. Visit the Bulgari Hotels & Resorts website for more information.
