For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points.
The prevailing wisdom may be that there are no good listings this time of the year, what with everyone in Southampton or up at Tanglewood, but we managed to find some solid options, including a Hudson Heights one-bedroom with views of the river and a Boerum Hill two-bedroom with very nice skylights.

Hard not to swoon over this Hudson Heights co-op’s view of the Hudson, with windows in the living room and bedroom framing the river like some kind of naturalist painting. Besides the views, there’s a lot to appreciate here: There’s a good amount of storage in the kitchen, which looks like it’s gotten an update within the last few years, along with an in-unit washer-dryer combo. The current owners have also made good use of shelving systems to bolster the apartment’s three smallish closets, which they’ll probably be amenable to parting with on their way out. The bathroom has been updated as well, though the river-stone tiling job is not exactly to our taste. Maintenance fees are a humane $945 a month (plus a monthly $210 assessment through the rest of the year), and get you a bike room along with a live-in super. There’s plenty of greenspaces within a ten-minute walk, including the Hudson River Greenway and Bennett Park, along with an A train station and hearty miso ramen at Tampopo.

Can an apartment have too many skylights? In addition to one in each of its two bedrooms, this Boerum Hill condo has another two in the living room (along with 13-foot ceilings). The windows themselves also are south facing, so this is a Good Light apartment. The open-concept kitchen is anchored around a waterfall island and has stainless-steel appliances, including a dishwasher. (While we’re on appliances, the apartment also has in-unit laundry.) A roof hatch in the second bedroom leads to a private little roof deck, too. The combined taxes and common charges pencil out to $2,151 a month, which gets you a video intercom, live-in super, and a basement-level storage closet.

This Clinton Hill Co-ops’ north-campus penthouse unit is an unusual room-within-a-room layout that has emboldened the sellers to list what is basically a one-bedroom with a very large walk-in closet as a two-bedroom. Still, we’re into it. It’s a corner unit, with many oversized windows and a nicely sized living-dining area with views of the Brooklyn skyline. The kitchen is also spacious and appealing, though the floors could use a refresh. (The refinished parquets throughout the rest of the apartment, though, are lovely.) The building is pet-friendly and comes with a landscaped courtyard. As for the monthlies, it’s $1,360 for a full-time staff (including a live-in super), shared laundry and bike storage, and you’re right down the block from Fort Greene Park and less than a ten-minute walk from the G train station.

A high-floor junior one-bedroom in an elevatored Greenwich Village co-op. The unit underwent a complete renovation recently, so there are some charming details in the kitchen including glass tiling and granite countertops with a breakfast bar. The wall of windows in the living area and bedroom are all western-facing, which means you’ll get some nice afternoon glow. Gifting and pied-à-terres are allowed, and while the monthlies aren’t exactly a bargain at $1,649, you do get quite the spread of amenities: a bike room, in-building laundry, and a package room, on top of staff that includes 24-hour doormen, a concierge, and a live-in super. You’re at the crossroads of almost all the subway lines but also a quick walk from both the coveted sourdough bagels at Apollo and Campo Rosso Farms’ choice produce at the Union Square Greenmarket.
