    New York City may be a concrete jungle, but this $6 million penthouse in Manhattan’s NoMad neighborhood replaces all that pavement with a forested rooftop landscape.

    The top-floor unit’s roughly 2,100 square feet of interior space is capped by a 1,300-square-foot rooftop terrace planted with 16 birch trees, plus a couple of apple trees. Other plantings include wild grasses, English ivy, passionflower, and morning glory. Though the city skyline peeks out above the custom privacy screens, the terrace feels like you’re enveloped among nature. Mackenzie Kyle and Marlene Hamad at Platinum Properties hold the listing.

    The rooftop’s slew of amenities will have you spending a lot of time up there, weather permitting. At the top of the stairs, a wet bar adds functionality to the small bulkhead. A 40-inch infinity-edge overflow plunge pool and spa sits in one corner, privatized by louvered screening, and an outdoor shower allows for a quick rinse before you head back inside. Nearby is an outdoor living room. At the opposite end, a hidden retractable awning extends out over the summer kitchen, decked out with a Kalamazoo grill equipped for gas, charcoal, and wood cooking. The adjoining dining space is anchored by a monolithic 15-foot fireplace clad in black limestone.

    Artist and architectural designer David Nosanchuk conceived the layout with an emphasis on open, clean-lined spaces. Ten-foot ceilings span the great room, comprising a comfortable lounge, an intimate dining area, and a chrome kitchen outfitted with Gaggenau appliances. A full-height opening edged in wood at one end of the room leads to a library that sports a fireplace and an attached bath. As for sleeping quarters, there are two bedrooms—the library could be a third—and a total of three bathrooms. The primary suite comes with several closets plus a customized dressing room for getting ready.

    The $3,211 per month maintenance fees cover a part-time doorman and a fitness studio, while the location provides easy access to Madison Square Park plus all the shopping and dining that dots the area.

    The seller of the sylvan setup is the tech investment banker Tom O’Shea, who’s parting ways with the unit because he’s relocating to Switzerland. The forest-topped retreat is somewhat of a rare offering in NoMad, which is perhaps better known for its super-sleek condos. Last year, for example, a glass-walled penthouse atop Fifth Avenue’s tallest tower hit the market for $20 million. And earlier, two fully furnished penthouses at the Ritz-Carlton NoMad carried price tags of $9 million and $11 million, respectively.
