One&Only has just shared a first look at the interiors of its Hudson Valley debut, the brand’s first East Coast project. Nestled on 21 acres in Hyde Park, about 90 minutes north of Manhattan, the development aims to reimagine resort living that’s rooted in the rustic natural landscape but elevated by One&Only’s signature service.
Slated to open in early 2028, the property will combine a 63-key hotel with 54 private villas, ranging from two to five bedrooms. Pricing starts at around $4 million for the smallest homes. Designed by Gensler Architects, each residence is envisioned as a serene retreat, with clean lines, handcrafted finishes, and natural materials that reflect the Hudson Valley’s character. Floor-to-ceiling windows and expansive terraces blur the line between indoors and out, while interiors balance modern elegance with a sense of calm. Open layouts, chef’s kitchens with top-tier appliances, wine cellars, and thoughtful detailing make every space feel intentional yet effortless.

The homes will also come with the kind of services usually reserved for hotel guests. Residents can expect everything from chef-prepared meals to having their personal belongings unpacked and in place before arrival. “Hotel-level convenience becomes everyday reality,” Kirby notes. “For our Private Home owners and guests, the One&Only resort experience doesn’t end at the property line; it comes home with them. That sense of belonging, of being cared for in a way that feels effortless, is what truly sets us apart.”
Beyond the bricks and mortar, the project is layered with partnerships that give it a sense of cultural and culinary weight. A collaboration with the Culinary Institute of America will shape the dining program, while Clinique La Prairie’s first U.S. Longevity Hub will bring science-backed wellness directly to residents’ doors. Kirby added, “We design for a life where every detail is anticipated, so our Private Home owners never have to think about logistics, only how they wish to spend their time.”
