    The small, incorporated town of Rollingwood, a suburb conveniently just three miles southwest of downtown Austin, is home to some of the capital city’s finest homes and estates.

    One of the area’s newer homes, the final project completed by the esteemed architect Christopher Sanders before his death in 2023, offers sweeping views of the Austin skyline. The design-forward abode, which makes use of familiar agrarian shapes, is currently configured as a four-bedroom, six-bath home. A flexible layout, however, means it can be rejiggered to include up to six ensuite bedrooms. Leslie Gossett Warden at Kuper Sotheby’s International Realty holds the listing, whose price is available upon request. (Estimates of the property’s value range from $4.6 million on Zillow to $5.2 million on Redfin.)

    “304 Almarion stands as a defining moment in Austin’s architectural story—the final masterpiece by Christopher Sanders, whose vision helped shape so much of our city’s luxury landscape,” Gossett Warden said in a statement. “Every element of this home reflects his artistry and intention—from the sculptural lines and material palette to the way light moves through the space. It’s a work of design that feels deeply human, created not just to impress but to inspire.”

    The exterior of the residence is largely unadorned, a carefully balanced assemblage of yellow bricks interspersed with areas clad in vertical strips of wood, while the interiors are swathed in rich hues and patterned wallpaper, adding a depth and whimsy from the den to the bathrooms. Lighting fixtures double as works of art: The formal dining room is topped off by a marine-inspired chandelier, while the one in the moody den mimics the constellation Aquila. The teal lacquered bar, meanwhile, sports handcrafted bronze and glass accents from the local outfit Boomtown Design.

    On the lower level, the serene wellness complex includes a fitness center and a built-in infrared and hot rock sauna. If you’re in need of a meditative space, you can retreat to a covered patio that leads to a zen garden. Multiple balconies offer plenty of additional options for enjoying the outdoors, and there’s a fireplace-warmed, screened-in patio for cooler evenings and when the bugs come out. There’s a separate poolside casita with its own kitchenette and laundry and, just below the pool, a sunken terrace with a fire pit. 

    Though home prices have taken a hit in Rollingwood’s 78746 ZIP code—Redfin shows the market is down 15.7% over last year—the area is still highly coveted. In just the last few months, an 8,000-square-foot contemporary sold with an almost $8 million asking price, and a stone residence on the shore of Lake Austin sold with a final ask of just under $7 million.
