A Ray Kappe–Designed Home Lists for $10 Million in Santa Monica

Ray Kappe did more than just help to define Los Angeles‘s architectural ethos in the 1950s, ’60s, and beyond; the late architect and educator co-founded the highly regarded Southern California Institute of Architecture (SCI-Arc), now located in downtown L.A.’s Arts District. Given his undisputed standing as a renowned architectural innovator, his designed homes are a coveted and special event whenever one comes up for sale.

A contemporary marvel in the Santa Monica Canyon, newly available for $10 million, was designed by Kappe in 2012, seven years before he died at the age of 92. The design emphasizes SoCal’s indoor-outdoor living, and the structure has earned LEED Gold Certification, one of the highest ratings for environmental sustainability. F. Ron Smith and David Berg of the Smith & Berg Property Group share the listing with John Skinner at Compass.

The property offers open views that sweep over the mountains to the Pacific Ocean from its airy interior and multiple outdoor spaces. The primary suite, for example, offers a private deck perfect for posting up while watching the sun set over the water, or you can take in the ocean view from the sleek shower in the bathroom. 

A pool and infinity-edge spa are complemented by both covered and uncovered patios for lounging about, while additional al fresco space can be found on the rooftop deck, where there’s a fire pit that you can crowd around while enjoying the cool ocean breeze.

The open floor plan includes a double-height foyer with a floating staircase and a humongous Corten steel fireplace with a marble hearth that stands between the living and dining rooms. The Arclinea chef’s kitchen is outfitted with Wolf and Miele appliances, a textured Crocodile Caesarstone backsplash, and a minimalistic butler’s pantry.

In addition to the primary suite, each of the three guest and family bedrooms—one of which is located on the main floor—is accompanied by a private terrace, while a breezy home office, a cozy media room, and a two-car garage complete the home.

Kappe designed more than 100 houses, and several have popped up for sale recently. In early 2024, one of his last commissions hit the market for $16 million; several months later, a pair of midcentury condos in the Hollywood Hills came to market for a combined $1.9 million; and earlier this year, a circa 1980 glass, concrete, and steel home in Santa Monica’s Rustic Canyon sold for $3.65 million.
