    Calling all Lord of the Rings fans: this Utah estate is the mountain retreat you’ve been dreaming of, a sprawling storybook hideaway that brings together the mythical grandeur of a J.R.R. Tolkien novel with the scale and craftsmanship of a modern architectural masterpiece. 

    Completed in 2014, the estate made headlines three years later when it sold for $13.5 million, the most expensive home outside Park City at the time. The current owners, Julie and Greg Cook, co-founders of the essential oils company DoTerra, have now brought the property to market with Kerry Oman of Summit Sotheby’s International Realty at $43 million.

    Nestled on 30 private acres in the South Fork of Provo Canyon, the secluded property threads streams and waterfalls beneath stone bridges, across gentle knolls, and under low-hanging eaves, all hinting at a hobbit-house inspiration without ever tipping into twee fantasy. At the heart of the estate sits a 23,000-square-foot main residence that’s paired with a 6,200-square-foot guest house beside a private pond, all framed by sweeping views of Mount Timpanogos.

    Michael Upwall of Upwall Design Architects, the visionary behind the spectacular Deer Valley estate for HBO’s Mountainhead, brings the same bold imagination to the South Fork retreat, where he combines massive Utah-quarried stone, reclaimed barn wood, and timber beams with sweeping glass walls that flood the interiors with light and blur distinctions between indoor and outdoor spaces. Soaring ceilings, double-height timber walls, and winding staircases create architectural drama, while a striking three-story library commands the home’s center.

    Elsewhere, one of the bedrooms conceals a small hobbit-inspired door, and a sculptural fireplace commands the kitchen, while layered ceilings and a waved metal banister guide movement through the great room and mezzanine. There’s a soaring atrium, and, in the kitchen and living areas, retractable glass opens to terraces and the pool deck.

    The estate is built for both relaxation and adventure. A 50-foot climbing wall stretches across the lower level, which also houses basketball and racquetball courts and a golf simulator, along with a theater, game room, gym, and spa. 

    Large terraces and the pool deck extend toward the pond, which is ideal for paddleboarding, fishing, a rope swing, or just a quiet evening under an expansive sky. The two-bedroom lake house echoes the main residence’s character, with glass sliding doors and a wooden dock. Trails on the property connect directly to public lands, while the nearby Sundance Mountain Resort is just 15 minutes away, and Deer Valley’s East Village is under an hour from the driveway gates.

    Expansive lawns, multiple patios, and intimate courtyards throughout the property create spaces for gatherings of any size, while the careful integration of architecture and landscape—bridges, circular entryways, waterfalls, and streams—ensures a sense of discovery at every turn.
