    For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points. 

    This week, we found some townhouse beauties, including a top-floor one-bedroom on the Upper West Side and a restored condo with modern touches in Crown Heights.

    172 W. 82nd St., Apt. 4C

    A one-bedroom duplex at the tippy top of a three-story townhouse that was built in 1900. (The listing describes it as a “pocket penthouse” — sort of charming!) The first-floor living area has a wood-burning fireplace with a brick hearth and mantle. The kitchen is small and windowless, but there’s tasteful marble flooring. The interior stairwell gives it all some glam and leads to the top floor, where there’s the bedroom and walk-in, and also a bonus sunroom with a wall of north-facing leaded windows and a private roof deck. It’s a stunner, for sure. The monthlies are rough — $2,522, with a $465 assessment through April 2026 on top — and really only get you shared laundry, but perhaps a Nora Ephron–level fantasy apartment is worth it to you.

    140 Riverside Dr., Apt. 12E

    A studio in the Art Deco, Emery Roth–designed Normandy. This place is just brimming with good details: original herringbone hardwood floors, high-beamed ceilings, and gorgeous restored casement windows with an east-facing city view. As for the space, it’s more than 700 square feet, with a circular dining alcove (extreme visual interest) and two generous closets. That said, we are maybe looking at a Murphy-bed situation, but this is a future-you problem. The monthlies are steep here, too, at $1,902, but at least this time they cover a real spread of amenities, including a 24-hour doorman and live-in super, two fitness centers, communal laundry, a children’s playroom, a library room, a community room, a bike room, private storage, and a landscaped roof deck. Also, the location’s not bad: right across the street from Riverside Park, and a four-minute walk from the 86th Street station.

    1370 Dean St., Apt. B

    A one-bedroom in a Crown Heights townhouse that’s gone condo. This one comes with all your usual modern touches, including an in-unit washer-dryer combo and an open-concept kitchen with quartz countertops and island. (Are your oak floors engineered? They will be here.) But it’s got great bones, too, including bay windows in the living area and the bedroom, the latter of which can fit a king bed plus a desk. The monthly taxes and common charges are just $886, and the sponsor is even throwing in a free year of off-site storage (although, with just one closet, maybe consider embracing minimalism in the long run).

    310 W. 72nd St., Apt. 5F

    Lincoln Square gives us a gem every now and then, like this one-bedroom. The staging is perhaps a little white-box-y, but it’s easy to think past it thanks to the dramatic views of Riverside Park and the Beaux-Arts building across the way, plus the charming little breakfast nook just off of the eat-in kitchen. The bedroom is lovely, with more leafy park views and enough space for a king bed and more than ten feet of closet space. There’s also an updated bathroom — nice. Monthlies are $1,689 and cover a full-time doorman and live-in super, as well as a bike room and shared laundry. The location is hard to beat: Riverside Park just outside your door and a five-minute walk to transit and retail at 72nd Street and Broadway.
