    Few rooms are scrutinized more closely by potential buyers than the kitchen. As the heart of the home and one of its most used spaces, a well-designed kitchen that’s both functional and stylish is always a major selling point.

    However, real estate agents agree that one feature stands out above the rest: the kitchen island. But not just any old island will do. According to the pros, buyers are especially drawn to oversized kitchen islands and those with seating to create an eat-in space. 

    We spoke to three real estate professionals who share why the right island layout can boost your home’s value, and the key features that help buyers fall in love the moment they step into the kitchen.

    • Jen Barnett is the broker and owner of The Front Agency in Montana.
    • Nick Booth is a real estate agent based in Salt Lake City, Utah, and the founder of Nick Booth Real Estate.

    Why Kitchen Islands Are So Big With Buyers

    Large, oversized islands are a staple in any well-designed kitchen, but why are they so popular all of a sudden? Real estate pros agree that for potential buyers, it’s all about the added functionality an island brings to the space. 

    “Today’s buyers are prioritizing open, multifunctional spaces that encourage connection, and the kitchen island has become the heart of that,” says Danielle Andrews, realtor with Realty ONE Group Next Generation. 

    Kitchen islands, especially those with seating, can function as a casual dining area, an evening homework hub, or a place to entertain while cooking. Additionally, they can provide extra storage and prep space, even freeing up counter space by relocating the kitchen sink. 

    So, which kitchen island features attract buyers the most? The truth is that while a gorgeous countertop and fancy hardware may catch people’s eye, it’s functionality that seals the deal. 

    “Function is the new luxury. Buyers love it when the island feels intentional; not just a slab of countertop, but a designed feature that adds efficiency and flexibility to daily living,” Andrews says. Islands that offer extra seating, customized storage solution, hidden garbages, electrical hookups, integrated appliances, and more immediately attract buyers, and they’ll continue to do so in the new year.

    Other Attractive Home Features Buyers Love

    Looking ahead to 2026, it’s not just kitchen islands that buyers have their eyes on. If you’re looking to spruce up your home before it hits the real estate market, here are a few other features real estate pros say you should focus on. 

    Home Gyms

    One feature that Jen Barnett, the broker and owner of The Front Agency in Montana, is already seeing her clients gravitate towards is a dedicated home gym space. Whether it’s a partially transformed garage or a fitness area in the basement, an at-home recreation space is becoming more valuable than ever. Even for those who aren’t into fitness, home gyms can function as playrooms, yoga studios, and so much more.

    Smart Home Integrations

    Smart home integrations aren’t anything new, but Nick Booth, a real estate agent based in Salt Lake City, says that we can expect increasing digitization in 2026. For example, just like smart thermostats are now considered standard, Booth thinks similar features, such as lighting, will soon follow suit. “We’re moving beyond smart thermostats and heading toward full smart-home integration. Instead of regular light switches, we’re seeing more smart switches that can be controlled by your phone or devices like Alexa,” he says. 

    In addition to smart lighting and automation, experts agree that energy-efficient smart appliances will also be in higher demand. 

    Flex Spaces

    Flex spaces that can be adapted to accommodate remote work or multigenerational living will also be in high demand, Andrews says. Loft spaces, finished basements, dens, and extra bedrooms offer families and buyers more room to meet their myriad needs.

    “Homes that help people live better, not just look better, are the ones that win in the next market cycle,” Andrews says.

    Outdoor Kitchens

    Blending indoor and outdoor spaces has been a hot home trend for a few years now, and in 2026, that’s not set to change. Andrews predicts that outdoor spaces that act as an extension of the kitchen will be more desirable to potential buyers than ever before. This doesn’t have to be limited to an outdoor kitchen, either. Covered patios with space for dining or a prep area can be just as functional, and perfect for those who love to host during the summer.
