Luxury buyers in Brooklyn didn’t wait for Black Friday to snag a rush of deals.

The borough notched 30 contracts — 18 for condos, one co-op and 11 townhouses —between Nov. 17 to Nov. 23 for a total contract volume of $101 million, according to Compass’ weekly report of contracts for homes asking at least $2 million.

It’s only the second time this year the luxury market has cracked the $100 million mark in a single week in the borough. In the first week of October, Brooklyn saw 35 contracts signed for $108 million in total asking volume.

The strong week continues the trend of buyers defying expectations following Zohran Mamdani’s successful campaign for mayor, which had many in the real estate world concerned about an exodus of wealthy New Yorkers. The market saw a slew of activity instead, with homes last week entering into contract with no discount, on average. The median asking price was $2.9 million and homes spent an average of 80 days on the market.

The top deal signed last week went to penthouse 2C at RAL Companies’ Quay Tower in Brooklyn Heights.

Spanning over 2,500 square feet with three bedrooms and three full bathrooms, the condo had a last asking price of nearly $6 million.

The unit features a large living room, chef-inspired kitchen and a primary suite with a walk-in closet and ensuite bathroom with cast-stone double sinks, radiant heated floors and a free-standing bathtub.

The home had originally been asking $6.75 million in April 2024 before dropping the price three months later. Serhant’s Jim Hayes and Brad Mohr had the listing.

The 125-unit property at 50 Bridge Park Drive has a 24-hour concierge, fitness center, rooftop lounge and music room.

Launched in 2018, the development is down to its last handful of unsold units with just four listed on StreetEasy. Penthouse 2C was the final unsold penthouse at the project, according to Marketproof.

The project’s trophy penthouse sold for $20.3 million in 2020, setting the record for the priciest deal in Brooklyn that year.

The second priciest deal last week went to a townhouse at 175 Saint James Place in Clinton Hill asking $5.5 million.

Spanning over 4,500 square feet, the three-story home features four bedrooms and three full bathrooms.

A second-floor primary suite has dual walk-in closets, a private terrace and an ensuite bathroom with a soaking tub, along with a second room that can be used as an office space.

A den at the rear of the parlor level opens onto a deck overlooking a back garden.

The home last sold for $1.8 million in 2023 to a limited liability company, according to public records.

Compass’ Tali Berzak had the listing.
