For under a million dollars, one can find all sorts of housing configurations: park- and subway-adjacent studios, one-bedrooms hidden in carriage houses or former shoe factories, and even the occasional true two-bedroom. We’re combing the market for particularly spacious, nicely renovated, or otherwise worth-a-look apartments at various six-digit price points.
This week, a surprising bathrooms-to-bedrooms ratio in midtown.

An oversize one-bedroom co-op on the top floor of one of those glorious prewars on Eastern Parkway. The views from the sunken living room and the bedroom (which has three closets) are south-facing and the Brooklyn Museum, Brooklyn Public Library, and Prospect Park are basically right outside. The floors are a lovely blond parquet, and the kitchen has been recently renovated with stainless-steel appliances and quartz countertops. There’s a dining alcove just outside the kitchen with a nicely sized foyer as a flex space. The most recent owners installed an in-unit Miele washer-dryer, and there’s laundry in the building, too. Monthlies are $1,375 and will get you the basics: elevator, live-in super, and some additional storage space. Lots to like, lots to like.

There’s a good amount of space in this two-bedroom duplex co-op right off Lexington Avenue. There are also 2.5 bathrooms, which is unfathomable to me. As for the apartment itself, the interiors are “recently refreshed,” per the listing; the open kitchen leads into a dining alcove with custom built-ins. Two closets and a half-bath round out the first level. Upstairs, there are oversize bedrooms (convertible to a three-bed, also per the listing) and a full bath for each. One has a step-through shower, the other a soaking tub. Views throughout the apartment face west, which means nice afternoon light. The monthlies here hurt — $4,269 with an additional $800 assessment through September of next year — but it is a white-glove building: There’s a full-time doorman, concierge, gym, live-in super, and an “enormous” roof terrace.

Lots of windows and a decent amount of space in this two-bedroom, two-bath condo. The combined living area and open kitchen feel very of the era in this circa-2006 build, but the kitchen has an island, which creates a nice amount of counter space in an otherwise small nook. The primary bedroom is just barely king-size but has an en-suite bath and a closet. The second bedroom is smaller, though it also has closets. This place, like the one above, has a nice bathroom to bedroom ratio of 1:1. Plus: in-unit laundry. The building isn’t the loveliest thing on the block, but it’s close to transit, has low maintenance ($250 a month), and features a shared roof deck.

This oversize one-bedroom condo could use a fresh coat of paint, but it’s on a high floor, and the eat-in kitchen and bathroom both appear to be in good shape. (I even sort of enjoy the gray cabinets.) Lovely windows in the living room too. The bedroom is large enough that, per the listing, it could fit two king beds. There’s also a pair of closets in there, perhaps to hold all those king-size sheets. The touches throughout the apartment are all classic prewar: lovely parquets, nice molding, great tiling in the bathroom. There are fans in the kitchen and living room, which some find polarizing, but I quite like. Common charges are low — $420 a month — though the building is bare-bones, with just an elevator, laundry, and a super. Near Roosevelt Avenue and all the transit and food there. Also, the lobby is rather nice. Maybe we don’t talk about that enough?
