Inside Hidden Valley Ranch, a $65 Million Texas Hill Country Compound With a Dozen Lakes

A nearly 3,300-acre property just outside of Kerrville, Texas, is up for grabs. 

Dubbed Hidden Valley Ranch (but not named after the iconic American condiment), the expansive Texas Hill Country spread has been owned and operated by the same family for over 40 years. If that wasn’t interesting enough, its vast size and rural setting provide it with three miles of live waters that range from hidden springs to waterfalls. A total of 12 lakes, ideal for swimming or fishing, also highlight the $65 million listing listing held by Robert Dullnig of Dullnig Ranch Sales at Kuper Sotheby’s International Realty. 

Dullnig says in a statement. “Its size and location provide both convenience and privacy, while the multiple springs originating on the property and the infrastructure created by the lakes give the owner full control of their own water, which is practically unheard of.”

Petroleum engineer K. K. Amini bought Hidden Valley Ranch in the early 1980s. His family built all of the housing units—which includes five key residences—within the decade, as well as its numerous dams. They even went as far as fashioning the rock work along the shoreline of the various lakes. The ranch was never the family’s primary home. It was instead used as a retreat that aided in entertaining guests across its various dwellings.

Situated about 70 miles northwest of San Antonio, the sprawling property has a total of 28,000 square feet of living space across its many buildings. There are nine bedrooms in the 9,000-plus-square-foot main residence, a limestone mansion dubbed the White House, and another six bedrooms in the Lodge, a three-story rock structure. Other smaller accommodations include a bunkhouse; the Villa, with three bedrooms; Antelope Ridge, with another three bedrooms; and Little Rock House, a one-bedroom cabin (with an unfinished bath).

The Lodge, the Villa, and Antelope Ridge were used as guest accommodations that provide a variety of amenities like a game room, a wet bar, and an indoor jacuzzi, while ranch staff shacked up at the two foremen’s houses on the north and south ends of the ranch. Other structures include a horse barn and a large shop, and among the property’s exterior enhancements are a tennis court, a gazebo with a built-in smoker, and a fire pit.

Fallow and Axis deer are residents of the property, along with an abundance of other wildlife, including turkeys and seasonal ducks. Large cypress trees trail the banks of Bushwhack Creek, which winds through the property, alongside pecan, cedar elm, and several other oak tree variants.
