    Bal Harbour, a luxury enclave sometimes referred to as the “Rodeo Drive of Miami,” just set a new bar for sky-high living. The Related Group, in partnership with Rockpoint and Two Roads Development, has officially unveiled a $150 million mega-penthouse at the upcoming Rivage Residences Bal Harbour, the first new condo development in the area in over a decade. It’s also the most ambitious penthouse offering in the Related’s 40-year history and the most expensive residence ever listed in Bal Harbour.

    A mansion in the sky, the condo will span a total of more than 35,000 square feet across the building’s top three floors. Originally listed as separate penthouses priced between $40 million and $75 million, the aerie now combines two of the tower’s original penthouses into one mega-residence.

    Accessible by private elevator, the triplex will have about 25,000 square feet of interior space with an additional 10,000 square feet of outdoor space to provide 360-degree views of the Atlantic Ocean, Biscayne Bay, and the Miami skyline. Soaring 18-foot vaulted ceilings and curving walls of floor-to-ceiling glazing will frame endless views over the water, while the outdoor spaces are outfitted with dual sunrise and sunset pools, summer kitchens, fire pits, cold plunges, and ample lounge areas for seamless indoor-outdoor living. 

    Though it can still be customized, the residence is designed with eight bedrooms, 10 bathrooms, and four powder rooms, plus a dedicated service suite. A separate wing is devoted entirely to entertainment, with a screening room, wine cellar, cigar lounge, and media room, while the primary suite is designed as a private sanctuary, complete with two ocean-facing dressing rooms, two windowed bathrooms, a private gym, and an office. Crowning the aerie is a private sky lounge.

    Residents of the Rivage will enjoy access to a wealth of five-star amenities, including both a sunrise pool deck and a sunset pool terrace, a spa facility, private fitness studios, pickleball and padel courts, a cocktail lounge, a theater, a VR golf simulator, a library, a children’s playroom, and a full-service beach club. Bal Harbour itself has long been favored by an international clientele for its sense of seclusion and its proximity to the Bal Harbour Shops, white-sand beaches, and private marinas.

    The unveiling of the Rivage penthouse comes amid a renewed wave of luxury migration from New York to South Florida, spurred in part by political uncertainty and proposed tax hikes in the wake of New York City’s recent mayoral primary. Brokers report a sharp uptick in interest from high-net-worth buyers seeking a more business-friendly climate, with many looking to relocate capital—and lifestyle—to exclusive enclaves like Bal Harbour. For this new class of buyer, turnkey estates with state-of-the-art security, privacy, and amenities, along with long-term upside, are top priorities that are increasingly viewed as both a safe haven and a strategic investment.
