    Rachel, Monica, Joey and Chandler have a new landlord.

    An international investor has snapped up the West Village apartment building used as the exterior for the TV show “Friends.” Jeff Sutton’s Wharton Properties sold the six-story building at 90 Bedford Street for $32.7 million in an off-market deal, The Real Deal has learned.

    Sutton bought the building in February 2024 for $18.25 million, according to property records. He extensively renovated most of the 21 apartments, which are fully leased. A two-bedroom rented in July for $8,500, per StreetEasy.

    The famed property, known as the “Friends” building, made its television début in 1994 on the show’s pilot episode and remained a regular character until the series finale a decade later, according to a New Yorker article.

    Tourists have flocked to the brick building ever since a neighbor revealed its location in a 1997 letter to the New York Times. Guidebooks, blogs, and social media have brought more visitors each year. Fans flocked there in 2023 after Matthew Perry’s tragic death.

    The two ground-floor retail spaces include local haunt Little Owl, where chef and owner Joey Campanaro once complained to the New York Post about “Friends” fans writing quotes from the famed sitcom on the building’s facade.

    But while the building itself has become a pilgrimage site, its connection to the show is mostly symbolic. “Friends” was actually shot in a studio in Los Angeles. 

    Sutton did not immediately respond to a request for comment.
